A significant difference under CRAR is that the landlord cannot now enforce for Service Charges and Insurance arrears. If there is an inclusive lease, these charges must be calculated separately and excluded from enforcement under CRAR.
This change under CRAR has created a need for landlords and managing agents to have an opportunity to maximise their options for recovery of these debts.
CRAR London provides this opportunity through our fully integrated debt collection process offering a dual collection strategy.
An instruction to act on CRAR, will automatically trigger recovery of service charges and insurance. The two processes run in tandem, and if we collect the debt at the CRAR enforcement stage we will not charge you or your tenant for the collection. The statutory charges dictated by CRAR will still apply for the rent element.
Please remember that these are separate instructions, we cannot enforce for service charge and similar sundry debt at this stage. If we are unable to collect the debt in this manner, we will transfer it to our debt collection process for pre legal and Court action.
